The single most common bond story: agent claims money for cleaning or damage, tenant has a feeling the place was already like that, tenant has nothing to prove it.
The entry condition report is the proof. It's the document that records what state the place was in when you got the keys. If something was already marked as worn on the way in, you can't be charged to bring it to better than that.
So:
- If you're moving in, fill it in properly and take dated photos of everything, including the oven and the carpet edges. Boring for twenty minutes, decisive later.
- If you're moving out, take the same photos again from the same angles.
- If you never got a copy of your entry report, ask the agent for it. You're generally entitled to one.
Wear from ordinary living is not damage. Faded paint, worn carpet in the hallway, small scuffs — that's what happens to a house when someone lives in it.
